Booking Terms

Enquiries and confirmed bookings

An enquiry is a request only and does not reserve or hold any property. A booking exists only once you receive written confirmation from us setting out the property, dates and price. All rates are quoted and charged in GBP.

The lead guest must be at least 18 years old and is responsible for the booking and for all guests staying.

Payment

Payment terms, deposits and any security deposit or damage cover are set out in writing before a stay is confirmed. This website takes no payments and never asks for card details; we will never request card details by email either.

Check-in and check-out

Check-in and check-out times are confirmed in writing before your stay, in your written confirmation and arrival information. Earlier or later times may be possible by arrangement, subject to availability.

Occupancy and use

The property may only be occupied by the number of guests stated on the written confirmation. Unauthorised parties and events are not permitted. Any group gathering is permitted only by prior written agreement with us and remains subject to the rules of the individual property. Smoking and vaping are not permitted inside our properties.

Guests are asked to treat the property and neighbours with consideration, and to report any damage or maintenance issue promptly.

Extensions and longer stays

Extensions are subject to availability and may be quoted at a different rate. Extended-stay terms are confirmed in writing when the stay is confirmed.

Liability

Nothing in these terms limits liability where it cannot lawfully be limited.
